Overview
A Type III Planned Unit Development and Conditional Use Permit (PUD-2025-02/CUP-2025-04) and a Type III Preliminary Subdivision Plat (SUB-2025-02) for the ‘Laurel Crown’ Planned Unit Development, to develop a 230-unit subdivision on 30.38 acres of land. The new development will include a neighborhood park, stormwater facility, roads, dwellings, and the public infrastructure. The proposed subdivision will be developed in three Phases and it will only be valid with City Council approval of a Street Vacation and Comprehensive Plan Map Amendment to the Transportation System Plan (TSP). The application for the Conditional Use/Planned Unit Development is to allow for modified lot sizes and setbacks, as allowed through the CUP/PUD process.

Overview
The project involves a Type III Zone Change (ZC-01-24), Type III Conditional Use Permit/Planned Unit Development (CUP/PUD-04-24), and Subdivision (SUB-01-24) application to apply city zoning to a recently annexed property and develop a 27-unit subdivision on 7.60 acres of land currently zoned FD-20 in Washington County. The new development will include three open space areas, roads and dwellings. Overview

Overview
A Type III Conditional Use Permit/Planned Unit Development (CUP/PUD-01-25) and Subdivision (SUB-01-25) application to develop a 34-unit subdivision on 4.2 acres of land and water quality and quantity improvements on 2.32 acres in the northern portion of the City of Cornelius. The total acreage of the project site is 6.44 acres. The new development will include two open space areas, roads, dwellings and the public infrastructure on tax lot 17300.

Overview
A Type III Site Design Review (DR-68-25) for a new 240-unit apartment complex. The buildings to house the apartment units will be three-stories. With this application, a Lot Line Adjustment (LLA-02-25) is also proposed, adjusting the common property line of the two subject tax lots. The project includes Public Right-of-Way dedication and roadway improvements for N. Davis Street and N. 26th Avenue, interior common spaces, on-site parking, a building for multiple garages, landscaping, sidewalks and pathways, a dog park, kids play area, community garden, and a club house with a pool.

Overview
The Laurel Woods subdivision involves a master plan for 133 acres of land including 660 attached, 158 duplex, and 87 townhome units. There will be public parks, storm water quality and quantity facilities, and recreation areas. The project includes several phases.
Status Updates
- Laurel Woods Phases 1 through 8 and Sedghi Estates are completed.
- Phase 9 is almost finished as of December 2024.
- Phases 10 and 11 are under construction.

Overview
The project involves a Type III Site Design Review (DR-70-23) and Type III Conditional Use Permit (CUP-02-23) to redevelop a commercially zoned property and build a new three-story self-storage facility that will be 38.6 feet in height (3.6 feet taller than the height standard of the zone). The development will include a three-story 94,764-square foot building for a U-Haul moving and storage facility. The new building will have 843 interior storage spaces of various sizes, a 2,483-square foot showroom/retail area, a 1,460-square foot Delivery and Receiving (D&R) area, a new parking lot, landscaping, a water quality facility, and new frontage improvements.
